Interior Arquitectura divide los proyectos en tres fases: ·Diseño, ·Coste y ·Construcción. FASE DISEÑO incluye: -Planta de lo Existente, y del Nuevo Proyecto, así como también Secciones y Vistas Frontales (Escalas 1:100 / 1:50 1:20 / 1:10) y Perspectivas. -Diagrama de las instalaciones de agua, gas, electricidad y aire acondicionado. -Documentación Técnica y Especificaciones para Industriales y/o Fabricantes o Proveedores en diferentes escalas. -Detalles constructivos (encuentros de materiales, empalmes de revestimientos, etc.) cielorrasos, ebanistería (armarios, alacenas, puertas, etc.) -Información al Administrador de la Comunidad de Vecinos sobre el proyecto. -Trámites en Organismos Oficiales. -Seguimiento del Expediente de Visado. -Entrega de la “Licencia de Obras”.
El DISEÑO es nuestro distintivo. Esta fase provee a nuestros clientes no sólo de una extensa carpeta con la información técnica necesaria para la siguiente fase, sino también los Visados, y Licencias (cuando sean necesarios). Realizamos, por lo general, Reformas Integrales y Rehabilitaciones y aconsejamos sobre derribos de paredes maestras. En esta fase se intercambian impresiones relativas a las opciones estéticas, los tiempos, y el presupuesto con que se cuenta para la realización de la obra.
The DESIGN is our forte. This phase gives our clients not only a wide-ranging portfolio with the technical information necessary for the next Phase, but also all the Approvals or Permits (if required). We undertake Comprehensive New Interior Space Renovations and advice on the removal or replacement of load bearing walls. Discussions related to schedule, budgets, design options and aesthetic evaluations are all part of this stage.
DESIGN PHASE includes:
-Drawings of the Existing Floor Plan and the Re-Designed Floor Plan, Sections and Front Views (Scales: 1:100 / 1:50 1:20 / 1:10), and Perspectives. -Drawings of all electrical, plumbing, air conditioning, and gas Installations. -Construction Documentation and Specifications drawn for sub-contractors and/or fabricators or suppliers in different scales. -Detailed working drawings for general building (material junctions, tile surrounds, etc.), ceilings, joinery (cupboards, alcoves, doors, etc.). -Submittal of design proposals to the community managing agent for review and approval. -Permit applications to local building departmental authorities. -Monitoring and expediting of the Approval Process. -Delivery to the Client of the “Building Permit”.
